Mike, a friend of mine since we bowled together in the junior and pee wee bowling leagues, is in need of investor help to purchase a home.

Here is his story…

Mike borrowed money to buy a business that had one customer. When the economy turned, the customer closed shop and then so did the business. Mike was stuck with the loan which he could not cash flow and eventually filed bankruptcy for financial relief. At this point Mike maxed out the loan on his current home to finish college and law school. He currently owes $65k more than it is work. Even his own bank told him to walk away.

Currently, Mike and his wife Lisa have income over $100k/yr and can support monthly mortgage payments. Until this business snafu this couple had good credit. The future holds increased income for this life experienced attorney, out of law school two years ago. The future looks good for them when they get passed this bump in the road…but they need your help to make this home purchase.

The process is the same as many others you have looked at, only the details have changed.

The home they wish to purchase is linked below and here.

Currently on market for $280k. New tax assessment places this amount to be accurate.

I believe you can purchase this home for $240k and then resell on contract to Mike and his wife for $270k on a 2-3 year personal note.

Mike has $20k for a down payment and intends to make this hometown home his own…with your help.

Please call/txt Derek @ 317.796.9825

Just wanted to share a little personal news. In today’s world of doom and gloom I wished to highlight the fact that there are some awesome young adults ready to take over the world…if we only let them.

Check out the the top 9 athletes and their quotes.

My family is hosting the following finalist which is one of 9 that may be named ‘THE’ NCAA Woman of the Year.

How cool would that be?

Our girl, Kathleen ‘KATIE’ Taffler is quoted below.

Kathleen Tafler, Grand Valley State University
Great Lakes Intercollegiate Athletic Conference
Soccer

Excerpt from personal statement: “Through athletics, I gained the clarity to focus on academics and gaining experiences in my community. These experiences have made me into the driven person I am today, and will enable me to achieve my goals now that my time on the field of play has ended.”

Tafler, a two-time Daktronics Division II player of the year, is the GLIAC all-time leader in goals and points. The three-time conference offensive player of the year is the only player in league history to record at least 40 goals and 40 assists. The Daktronics and National Soccer Coaches Association of America first-team all-American ranks third in NCAA history in goals (114) and points (269).

A 2008 NCAA Today’s Top VIII Award recipient and the 2008 ESPN the Magazine College Division Academic All-American of the Year, Tafler was a two-time NSCAA Scholar-Athlete all-America pick. She also was a two-time recipient of the GLIAC Commissioner’s Award for Academic and Athletic Excellence and made the Dean’s List from 2005-09. Tafler, a biomedical sciences major, graduated in the spring.

Tafler was a child life volunteer at Helen Devos Children’s Hospital, a patient transport volunteer with St. Mary’s Health Care and an emergency room volunteer at Trillium Health Care. She participated on the campus Student-Athlete Advisory Committee and assisted with the Michigan Science Olympiad as an event helper and competition judge.

—

The event is live this weekend in Indianapolis, location of the NCAA national headquarters and the NCAA Hall of Champions.

I’m fortunate to share a table at the awards dinner and view in person the naming of the best combination of Athletics, Academics and Volunteerism representing this fine nation of ours. What is more important is that I get to share this experience with my two daughters, Kirsten and Jessica, both HS soccer players with good grades.

Eventually this event will be turned into a 30 minute ESPN or ESPN2 broadcast, when it airs is unknown at this time.

When/If you get to Indianapolis be sure to visit the NCAA Hall of Champions as well as other great sites to see. We are currently in preparation for the 2012 SuperBowl that will hopefully have our home team ‘Colts’ as a participant.

Need a place to stay, let me know…I always have a home or apartment vacancy available.

Cheers,
Derek Crager

If you own a home in Marion County or any of the surrounding counties, it would be in your best interest to file an appeal on your tax bill you have received. There is 6 days left to file appeals on Marion County taxes. I filed appeals on several rental properties I own last week. The $$$ you save is worth the initial expense.

Even if you don’t own a rental property in Marion County, I would still recommend filing appeals on your rental properties. We have a little bit more time on appeals in other County’s, but the deadlines are approaching fast.

Here is details on the company I am using to file my appeals. They recently joined up with the local Indianapolis investors group and is working with those members as well.

If you decide to use the services below, just tell them Crager-Bartels sent you to them. Shoot me a quick email as well if you proceed forward.

Your credit for 12 months in exchange for $10,000 in your pocket at closing.

I have a buyer, Marlene, who has $65k cash for a down payment on a home. Unfortunately due to a messy divorce her credit does not allow her to finance today.

We use her $65k cash for your down payment, you finance in your name and contract sale to her at a double/simultaneous closing.

She gets the home and you get cash back at closing.

Her dream home is $150k cash on bank short sale. You buy for $150 and sell to Marlene for $160k for instant cash in pocket.

FAILPROOF
With buyer putting $65k down, your profit and payments are guaranteed. That’s over 40% down payment so your LTV will be minimal.

Home is only 5 years old in great neighborhood full of friendly and hard working residents. Great school system in area assures values in area increase each year.

Very few homes are for sale in this area. All lawns are well manicured and landscaped.

You need 3 or fewer existing residential mortgages or $85k cash to close the deal. Buyer will refinance in 12 months.

Call Derek @ 317.796.9825 and tell me you are interested.

We need to move quickly.

Cynthia and her husband lost their current home when their landlord failed to pay the mortage. It is an unfortunate situation for them but fortunate for you.

Would you be interested in purchasing a home in the $50k to $100 k range specifically for this unhappy couple to call their own?

The idea would be that I find them a nice HUD or other Repo at a discount. You purchase the home in your name and lease/option or sell on contract to Cynthia and her husband.

Your profit would be two fold. A combination of monthly profit & resale profit in your pocket. Typically $200-$300/mo & $5000 to $15,000 at payoff of home when they buy you out in 12-18 months.

I don’t have any current homes picked out, right now just want to gage your interest. On a scale of 1-3, where 1 is Definitely interested and 3 is Definitely NOT interested, where do you stand?

Of course, this is predicated on the premise that this couple has a good income and payment history. If you are a 1 in your interest level then I’ll share with you the complete file in this couple and we can discuss specifics from that point.

If you are not a 1 on your interest, no problem. Not everyone is in a position to take advantage of a guaranteed tenant with purchase situation.

Just email Derek or Craig wiht your interest level or give Derek a call at 317.796.9825 and we’ll start the process.

I pray your holiday weekend went well for you and your family. May peace be with you.

Indianapolis real estate values have been ‘Artificially’ depressed this past 18 months. A side effect of being relegated as a secondary market for media attention, our Indianapolis market is been unduly influenced by the national media and its over zealous attention to the extreme negative news from coast to coast.

New numbers are out showing that the economy in the Indianapolis Market is at its best ever. Currently employing more people than it ever has. The following is a quote from the Indianapolis Star Newspaper citing employment numbers.

In metro Indianapolis, 47,856 people were on the jobless rolls in October, 14,000 more than a year earlier. At the same time, Indianapolis has added more jobs than it has lost, and in October it reached record employment levels — 929,900 jobs were filled.

This was the most jobs recorded by the labor bureau in the nine-county metro area in any month in any year. It was 3,000 more than in September and surpassed the 1990s’ boom peak by 60,000 jobs.

Combining these two important facts, artificially depressed home pricing and highest employment ever and you have a formula for guaranteed success.
