Cynthia and her husband lost their current home when their landlord failed to pay the mortage. It is an unfortunate situation for them but fortunate for you.
Would you be interested in purchasing a home in the $50k to $100 k range specifically for this unhappy couple to call their own?
The idea would be that I find them a nice HUD or other Repo at a discount. You purchase the home in your name and lease/option or sell on contract to Cynthia and her husband.
Your profit would be two fold. A combination of monthly profit & resale profit in your pocket. Typically $200-$300/mo & $5000 to $15,000 at payoff of home when they buy you out in 12-18 months.
I don’t have any current homes picked out, right now just want to gage your interest. On a scale of 1-3, where 1 is Definitely interested and 3 is Definitely NOT interested, where do you stand?
Of course, this is predicated on the premise that this couple has a good income and payment history. If you are a 1 in your interest level then I’ll share with you the complete file in this couple and we can discuss specifics from that point.
If you are not a 1 on your interest, no problem. Not everyone is in a position to take advantage of a guaranteed tenant with purchase situation.
